Houss Rentals and Century Property Development are privately owned portfolios of multi-family residential apartments, with over 8500 units in Gauteng and the Western Cape. We are a fast paced, fast-growing company, adding over 1500 new units every year.
What we are looking for?
We are seeking a proactive and experienced Commercial Property Consultant to manage the leasing and occupancy of our commercial and industrial portfolio. This role is central to achieving high tenant satisfaction, maintaining optimal occupancy, and driving rental performance across our Parks and bespoke development projects.
You’ll serve as the key point of contact between the landlord and the market, liaising with tenants, brokers, the construction team, marketing, and operations. You’ll manage the entire leasing cycle — from lead generation to signed lease and handover — and contribute to strategic tenant placement and long-term value creation in our commercial spaces.
Key Responsibilities
Leasing & Deal Management
- Manage all leasing processes: enquiry handling, qualifying leads, viewings, rental negotiations, and tenant onboarding.
- Prepare proposals with cost breakdowns, lease terms, escalations, and approval memos.
- Handle online applications, document checks, deal vetting, and lease preparation.
- Track leasing pipeline and move deals through CRM (Bitrix) stages.
- Ensure net rental aligns with landlord expectations, and secure sign-off on negotiated terms.
- Conduct incoming and outgoing inspections in coordination with Park Manager.
- Prepare and submit weekly leasing reports.
Marketing & Listings
- Collaborate with in-house marketing on campaigns, budget allocation, digital content, brochures, floorplans, and signage.
- Promote available units through Pro Control, social media, direct outreach, and forums.
- Organize and attend broker events and site visits to raise property visibility.
- Maintain consistent communication with brokers and ensure Century stock is listed across platforms.
Broker Engagement & Canvassing
- Distribute up-to-date vacancy schedules to external brokers regularly.
- Proactively prospect and engage potential tenants suited to the Parks.
- Build and maintain broker relationships to drive external referrals and leasing velocity.
- Monitor lease expiries and manage tenant renewals.
Administration & CRM Management
- Maintain accurate, real-time records in CRM (Bitrix): deal stages, contact logs, application status, and lease uploads.
- Ensure signed leases are correctly uploaded and synced to MDA.
- Coordinate with legal for specific lease requirements, approvals, and documentation.
Skills & Competencies
- Excellent communication, interpersonal, and negotiation skills.
- High attention to detail and organizational ability.
- Confident handling leasing from enquiry through to signed deal.
- Capable of managing multiple tenants, listings, and deals simultaneously.
- Comfortable working with executives, operations, legal, and finance teams.
- Up to date with property trends, market rates, and local development activity.
Technical Proficiency
- Proficient in CRM platforms
- Experience with PropControl and property listing platforms.
- Microsoft Office Suite (Excel, Outlook, Word).
Education & Experience
- Qualified Estate Agent (required).
- Minimum 3–5 years in a similar commercial/industrial leasing role.
- Experience working with large-scale property portfolios or mixed-use parks is advantageous.
